New Home Loan : COC Certificates (Plumbing & Electrical)

Morning All,

Our property registered on 19 June 2018. Since then, we've been experiencing various plumbing- & electrical issues.

First was our geyser was problematic and we were informed by Standard Bank's Accredited Plumber that the current installation is not compliant. They were going to draft a report which we've never received.  After our issue we had more issues until recently and Plumbers are not keen to work on our "illegal installation".

Now, we're experiencing electrcal issues and we were informed by an Electrician that our current installation is not compliant. For example, there is a "live" wire coming out of the roof, hanging down the wall, outside the house. ½ Of our lights were not working for a month and only after a second electrican was called, was the problem temporarily fixed.

As a requirement, COC's were required which was obtained and supplied by the Seller, however, it seems that the COC's are not truthful seeing that we're now having to deal with all these issues since 2018 to date.

  • Do we report it to Standard Bank?
  • Do we report the Plumber and Electrican that supplied the "COC's"?
  • And where do we report matters like this?

Your assistance will be much appreciated, thank you.

Regards,

LC
