The best way to resolve this is by visiting your nearest branch with your documents. As you married in USA the SA laws will still apply on your application. The bank will review and assist with your application.

I have a marriage license in Georgia, USA, which is not deemed to be in community of property.

Can I (I am a SA citizen) apply for a home loan and purchase property in my own capacity, not including my spouse?

The home will be in my name only and I will be 100% liable for the bond.
